Entwicklung der Nikolai-Insel

Das heutige Nikolai-Quartier in Hamburg reicht vom Rathausmarkt im Nordosten bis zum Rödlingsmarkt im Westen und der Willy-Brandt-Strasse im Süden und zählt zu den bedeutendsten Geschäftsvierteln in der Innenstadt. Auf den Areal soll ein Gebäudeensemble mit Büro- und Wohnnutzung sowie gewerblicher Nutzung im Erdgeschoss entstehen. Als besonders reizvolle Aufgabe gestaltet sich dabei der spannungsvolle Dialog zwischen dem grossmassstäblichen städtischen Rhythmus der Baukörper und dem Konglomerat starker Vielschichtigkeit der einzelnen Stadträume.

Im Rahmen des Wettbewerbs war zwei Planungsalternativen gefordert: Sowohl der Erhalt des historischen, blockrandartigen Bestandesgebäudes sowie auch ein vollständiges Neubauensemble waren denkbar. Im ersten Fall werden der Bestandesbau aufgestockt sowie die Aussenfassade erhalten. Die zweite Planungsvariante schlägt – wie bei der Altbaulösung – zum Fleet hin ein Hoftypus mit tiefem Vorbau vor. Ziel war es, mit den Neubauten ein Ensemble mit dem bestehenden Bau der Patriotischen Gesellschaft zu entwickeln.

Die städtebaulichen Themen und Bezüge weiterknüpfend, bezieht sich die neue Bebauung hinsichtlich Ausdruck und Materialisierung auf den umliegenden Bestand. Der Ersatzneubau gegenüber der Patriotischen Gesellschaft soll deshalb anders als seine Nachbarbauten in grünlichem Klinker mit vertikalen Betonelementen im Sockelbereich wie auch mit Putzausfachungen materialisiert werden. Das fein differenzierte Relief der Sockel- und Staffelgeschossfassaden lässt die Fenster mit integrierten, seitlichen Hamburger Lüftungsflügeln angemessen in Erscheinung treten. Das Gewerbegebäude hingegen referenziert sich bezüglich Materialität stärker auf die Patriotische Gesellschaft. Der Baukörper soll vorwiegend in rötlichem Klinker gefasst werden. Über die Materialität und die vorgeschlagene Fassadenstruktur entsteht ein stimmungsvolles Gebäudeensemble, welches es schafft, spannungsvolle Bezüge zum Nachbarbau aufzubauen.

Today the Nikolai District of Hamburg extends from the Rathausmarkt in the northeast to Rödlingsmarkt in the west and to Willy-Brandt-Strasse in the south and is one of the most important business locations in the city center. A building ensemble is planned with office and residential use as well as commercial on the ground floor. The exciting dialogue between the large-scale urban rhythm of the buildings and the conglomerate of the many layers of the individual urban spaces is a particularly appealing task.

Two planning alternatives were asked for as part of the competition: One plan that preserves the existing historic block perimeter development and one that envisions a completely new building ensemble. In the first plan, further stories are added to the existing building and the exterior façade is preserved. The second plan suggests a courtyard type variant with a deep fronted structure towards the dike – much like in the solution preserving the building stock. The goal is to develop an ensemble consisting of the existing Patriotic Society (Patriotische Gesellschaft) buildings and the new buildings.

In a further attempt to link the urban planning themes and references of the different elements, the new buildings refer to the surrounding buildings in terms of expression and materialization. The replacement building opposite the Patriotic Society will therefore, unlike its neighboring buildings, be constructed using greenish clinker with vertical concrete elements at the plinth as well as plaster infills. The finely differentiated relief of the plinth and the staggered story façades allow the integrated, lateral Hamburg-style ventilation flaps to take center-stage. In terms of materiality, the commercial building refers more to the Patriotic Society building. It will therefore be covered mainly in reddish clinker. The materiality and proposed façade structure create an atmospheric building ensemble, which manages to establish exciting references to the neighboring structures.
